Admin & Lease
Am I required to purchase renter's insurance?
Yes, all residents are required to have a current renter's insurance policy.
Are there any monthly fees?
Parking and pet fees are the only recurring charges beyond rent and utilities.
Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
We offer a variety of lease terms and sometimes offer discounts for longer terms. While rent cannot be paid for a year in advance, you can set up automatic monthly payments on our resident portal. Please contact our leasing office for current offers.
Does it cost anything to take a tour?
No, tours are completely free. Please contact our leasing office to schedule a tour.
Does this community offer a bonus if I was referred by one of my friends?
Yes, we have a resident referral program. Please ask us for our current referral program details.
How can I pay rent every month?
Rent is due on the 1st of the month, every month. We offer recurring online payments you can set up via the resident portal by bank account or credit card, as well as one-time payments for flexibility. You can also pay by personal check, bank check, or money order in person at the Leasing Center.
How does the application process work?
The system will create an online account for you, so once you become a resident, you will have access to online payments and maintenance service requests. If you prefer a hard copy application, contact the Leasing Office for a PDF or visit in person. We require a signed Rental Criteria form, completed application, photo ID, and proof of income.
How long does it take for an application to be approved?
Application approval times vary, but generally, expect a response within 48 to 72 hours after submitting all required documents. Delays may occur if additional info is needed.
How much is parking?
$200/month for garage parking, one free surface space per apartment, $50/month for each additional surface space (two-car maximum).
What are the qualifying standards for application approval?
We perform credit, criminal background, and sex offender checks. All must meet our passing standards for approval.
What fees will I need to pay if I have to break my lease?
Refer to your lease agreement for early termination fees. Contact the leasing office for any questions about breaking your lease.
What is the move-in cost/how much will I pay when I sign the lease?
After approval, all move-in costs must be paid within 72 hours via certified funds (bank check or money order). This includes prorated first month's rent (you can move in any day of the month), a key and lock fee, and prorated parking and/or pet fees if applicable. We no longer require a holding deposit at application.
Can I sublet my apartment?
Subletting is not allowed under our lease agreement.

Is parking available?
Yes, secure garage parking, uncovered surface spaces, and EV charging stations for residents with electric vehicles are available.
Where are the washer and dryer/hookups?
Each apartment includes an in-home washer and dryer.
What appliances are standard?
Each apartment comes with a full-size washer and dryer and a stainless steel appliance package including dishwasher, electric range, over-the-range microwave, and refrigerator.
Do you offer furnished apartments?
Yes, furnished apartments are available through our furnishing partner. Contact the leasing office for availability and pricing.
Do you offer short-term leases?
Lease terms may vary. Please visit our Floor Plans page or contact the property for details.
If I have a package delivered, will you hold it at the leasing office?
Yes, packages are held in a dedicated mail and package room for resident pickup at their convenience.
What are the hours of the fitness center?
The fitness center is open 24 hours a day, 7 days a week.
What type of exercise equipment is available in the gym?
Our fitness center includes treadmills, exercise bikes, free weights, and strength training machines.
Are there building quiet hours or fees for using communal spaces?
Quiet hours are from 10 PM to 7 AM. There are no additional fees for using amenity spaces.

Is there public transportation within close proximity of the buildings?
Slade Farm is conveniently located just 10 minutes from the Fall River MBTA Commuter Rail, offering easy access to Boston's South Station.
What is your community nearby?
Slade Farm is located in Somerset, MA, a suburban town 20 minutes south of Providence, RI and 50 miles south of Boston. Its situated among coastal attractions and scenic parks.
How far away is the nearest dog park?
We are just 10 minutes away from the Fall River Dog Park.
Are there walking or bike trails nearby?
Yes, the community is close to several scenic walking and bike trails, including the nearby Southcoast Rail Trail and waterfront paths along the Taunton River. These provide excellent outdoor recreation options for residents who enjoy hiking, jogging, and cycling.
Where do residents shop?
Slade Farm is near Target (7 minutes away), Southcoast Marketplace, and Stop & Shop across the street for groceries.
What's the name of the nearest coffee shop and how far is it from the property?
Starbucks is right outside the entrance, with Dunkin' and Aroma Joe's nearby. Local favorites include Pink Bean Coffee, Society Coffee Bar, The Rise Caf, and Rea's.

Are there weight or breed restrictions on pets?
Yes. Restricted breeds include Akita, Alaskan Malamute, Bull Mastiff, Chow, Doberman Pinscher, German Shepherd, Great Dane, Belgian Shepherd Malinois/Malamute, Caucasian Shepherd, Husky, Pit Bull Terrier, Rhodesian Ridgeback, Rottweiler, St. Bernard, Staffordshire Bull Terrier (American Staffordshire Terrier), Wolf Hybrid. Residents must sign the pet addendum in the lease.
Are you pet friendly?
We welcome both cats and dogs.
Maintenance & Service
What will you do to prepare my apartment before I move in?
Our cleaning and maintenance team will ensure your apartment is in top condition with working appliances, fresh paint, and thorough cleaning.
Do you have on-site maintenance?
Yes, on-site maintenance is available Monday through Friday, with a 24/7 emergency line.
An item in my apartment needs repair. How do I get help?
Submit a maintenance request through the resident portal or call the leasing office. We aim to respond within 48 hours.
How are maintenance issues handled?
Requests are prioritized by urgency and typically addressed within 48 hours.
Do I have to be present for a service technician to perform work?
You may be present or provide permission to enter in your absence. We will inform you after work is completed.
What happens if I am locked out?
During office hours, visit the leasing office. After hours, call the emergency maintenance line.
Am I allowed to decorate the apartment without penalty?
Yes, you may decorate and mount items on walls, but avoid permanent alterations or damage.
